Choosing the right exterior for your home is a big decision, especially in San Diego, where sun, coastal moisture, and wind can take a toll. Two popular options are stucco and fiber cement siding. Both are durable and visually appealing, but each has unique benefits depending on your home’s style, maintenance needs, and budget.

What is a California Front?
You may have heard it thrown around in passing. Friends and family may have mentioned getting a ‘California Front’ to save a few bucks but enhance curb appeal, but what does it mean? Let’s get into what a California front is and why it might be right for your home.
A California front is the industry term for a home that features siding only on the front. A house may have a stucco exterior, but only on the front, and it may feature brick, stone, or cedar.
Why Get a California Front?
The main reason for getting a California front is for a relatively cheap aesthetic upgrade. It all comes down to curb appeal. Most people will never see the back or sides of your home, so focusing your remodel or upgrade budget to the front can garner the reaction you want from your neighbors without breaking the bank. The idea is to spend your money where people will see it most. Especially in southern California, housing prices are only growing, meaning people may be less inclined to spend even more money on enhancing the aesthetics of their homes. A California front gives the facade of a fully upgraded model home for only a fraction of the cost.

What is the Difference Between Latex and Elastomeric Paint?
Along with all the other decisions that must be made when building or renovating a home, is the decision of exterior color. Two go-tos for exterior house painting are latex and elastomeric paint. These are chosen because they are resistant to outdoor elements.
What is Latex Paint?
Acrylic or latex paints have many benefits but must be used carefully. Latex paint is very permeable so it can ‘breathe’, letting moisture and gas enter and escape. Latex paint is common for homes in environments that experience more moisture. Latex is generally preferred for houses with a wood exterior because it allows water to escape and not damage the wood with mold or mildew.
What is Elastomeric Paint?
Elastomeric is a thick and buildable paint that is generally used with masonry exteriors. What differentiates elastomeric from other paints is how thick it is; it is mixed with more solids to create a durable, moisture and weather-resistant paint. Cracking painting can be damaging for a stone, concrete, or stucco exterior because water entering and and freezing can damage the structure. Elastomeric paint protects the home’s exterior from the elements and decreases the likelihood of cracks in the walls. On the flip side, because it is impermeable, elastomeric paint requires all cracks and holes to be sealed before it is applied, which may run up the bill a bit.
Choosing the Right Paint For Your Project
Consider your budget and where you live. Because of its increased durability, elastomeric is generally chosen for harsher elements. Homeowners living in extreme climates may consider elastomeric because even though it may cost more up-front, it will stay in good condition during harsh winters and hot summers. Additionally, consider what type of exterior you have or are planning to install. Elastomeric is thicker, so it is preferred for rougher surfaces. It sticks better and holds better. Elastomeric would be the preferred choice for exteriors made of stucco, masonry, and concrete. On the other hand, if you have a wooden exterior, acrylic is preferred because of its breathability. Trapped moisture in wood can cause premature deterioration and an increased risk of mold.
